Job Title:         DESIGN-BUILD MANAGER

Reports To:     Vice President, Design Build or Division Manager

FLSA Status:   Exempt

 

SUMMARY

Plans, directs, and coordinates activities of large, complex and/or multiple design build projects to ensure that goals or objectives of project are accomplished within prescribed time frame and funding parameters. Assists with developing opportunities for the Companies through networking in industry functions, professional organizations, and client meetings. Develops strong relationships with owners, engineers, and potential teammates. 

 

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

  1. Marketing
    1. Build strong relationships with:
      1. Owners
      2. Engineers
      3. Potential teammates
    2. Help identify and track opportunities for Corman thru networking in industry functions, professional organizations and client meetings
    3. Participate in decision-making process regarding potential pursuits
    4. Lead/prepare SOQ, RFP’s – DB and Non-DB
    5. Represent Corman on JV or teaming pursuits
    6. Coordinate with, manage & negotiate fee and scope with engineering partners
    7. Find innovative solutions
    8. Perform QA of engineer designs
  2. Operations
    1. Assist or serve as Design Build Project Manager (DBPM) on specific projects;
    2. Provide leadership for successful startup, coordination, execution and on time completion of design-build projects;
    3. Reports to Vice President – Design Build. Specific duties or projects may require reporting to Division Manager and/or General Manager dependent upon assignment;
    4. Attend and participate in bid scope reviews and pricing reviews;
    5. Participate at project level
      1. Understanding and managing job cost;
      2. Safety;
      3. Construction schedule;
      4. Owner relations;
      5. QA/QC;
      6. Subcontract/purchasing;
      7. Personnel decisions;
      8. Support Construction Manager with field operations;
      9. Manage design progress of the project ;
      10. Ensure schedule and budget compliance of design team is met;
      11. Maintain schedule performance of both designers and contractors;
      12. Coordinate Design Team effort with construction;
      13. Schedule and lead Design reviews;
      14. Insure QC / QA & Constructability Reviews performed on Design;
      15. May work/manage non-DB projects as needed.

 

 

SUPERVISORY RESPONSIBILITIES                                                   

May manage Project Manager or Managers, Project Engineers, Project Superintendents, and Foremen who supervise employees in construction of the Project. Is responsible for the overall direction, coordination, and evaluation of these employees. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities may include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

 

 

QUALIFICATIONS

  1. Education and/or Experience                                                 

Civil Engineering, Construction Management or related degree or more than 10 years related experience and/or training; or equivalent combination of education and experience.

 

  1. Certificates, Licenses, Registrations

Not required but beneficial; design build and/or construction management certifications, professional licensing and other certificates related to construction, engineering, quality, and safety.

 

 

  1. Language Skills                                              

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.  Ability to write reports, proposals, business correspondence, and procedure manuals.  Ability to effectively present information and respond to questions from groups of managers, teammates, clients, customers, and the general public.

 

 

  1. Reasoning Ability                                           

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

 

  1. Computer Skills                                             

To perform this job successfully, an individual must have knowledge of Database software; Internet software; Microsoft Office Word and Excel; Viewpoint and Viewpoint Project Controls.  Must have an understanding of Primavera and other scheduling software as well as owner database and collaboration systems.

 

 

  1. Other Skills and Abilities                                           

Manage large project teams including engineering firms and project stakeholders. Ability to form and lead teams/task groups to achieve completion of goals. Ability to work through difficult situations and solve problems.

 

 

  1. Other Qualifications                                                   

Demonstrates thorough understanding of Corman Construction processes and procedures and ensures all personnel are adhering.  Ability to effectively use Corman Construction Job Cost and project controls software to perform management tasks.  Follows and promotes Corman Construction’s Core Values.
